PINNACLE Street, Miranda, will definitely live up to its name if high-density development of up to eight storeys is adopted.
Sutherland Shire Council has outlined its vision for the area, known as Pinnacle Street Precinct, which is earmarked for rezoning from two storeys to R4 high density residential under its contentious draft local environmental plan.
This would allow buildings of up to 25 metres, or seven to eight storeys.
The precinct is the area along the Kingsway between Gymea centre to the west and Miranda centre to the east. It is bounded by the Kingsway, the F6 transport reservation, the railway line and Miranda Public School.
A report by the council's planning staff said the Pinnacle Street proposals were placed on public exhibition twice as part of the draft LEP 2013.
As the gazettal of draft LEP 2013 is "neither imminent nor certain", development applications relying on the rezoning cannot be submitted.
The draft DCP for the Pinnacle Street Precinct will work in conjunction with the new LEP once gazetted.
"The proposed rezoning to allow residential flats and large increases in height and density are expected to result in rapid redevelopment of the area," the council report said.
"Inquiries from developers who have secured sites in the precinct are being regularly received.
"The goal is to ensure no single lots are left out of redevelopment."
To achieve this, council staff included a draft site amalgamation plan, to be considered by the council.
Under the plan, large amalgamated sites are required to achieve the floor-space ratio potential of the land. It aims for mainly four-, five- and six-lot amalgamations.
The council was expected to this week endorse the principles and draft controls contained in the report as a basis for the drafting of the Pinnacle Street Precinct Development Control Plan, which will be included in the draft LEP.
The development control plan would go on public exhibition for comment before returning to the council for a final decision.
