DOZENS of medical consulting suites and 131 apartments are included in the first two projects proposed for a new joint health services and housing zone in Caringbah.
Development applications were lodged with Sutherland Shire Council for the six-storey developments, on the southern side of Kingsway between the shopping strip and Sutherland Hospital.
Total value of the projects, which would replace 12 1950s era homes, was nearly $44 million.
The area was zoned a medical precinct in the 2015 local environmental plan with extra building height and floor space ratio allowances for developments providing both medical facilities and home units.
Further exemptions were sought in the applications.
The larger project, valued at $30.8 million, would have six storeys facing Kingsway and four floors facing Flide Street.
It would provide medical consulting suites at ground and lower ground levels and 89 apartments above.
A rooftop garden and large ground-level communal courtyard were included in the plans.
There would be 32 one-bedroom, 52 two-bedroom and five three-bedroom apartments.
The development would include three-and-a-half levels of basement parking to provide 144 car spaces for residential units and 68 for health services.
A traffic study in the development application said there would be an average of one vehicle movement in or out every 30 seconds in peak hour.
However, the extra traffic generated from the building was "unlikely to generate any adverse impact on the existing traffic operations in the vicinity".
The second project, valued at $13 million, would replace four houses on Kingsway between Taren Road and Hinkler Avenue.
It would provide medical consulting rooms on the ground floor and part of the first floor and 42 apartments.
There would be 13 one-bedroom, 20 two-bedroom and nine three-bedroom units.
Developments
MAJOR developments given the ‘‘green light’’ by the council since the beginning of December include:
A $79 million housing project on the corner of Kingsway and University Road, Miranda, in which 14 houses will be replaced by two apartment blocks containing 197 units.
Replacement of Bunnings Warehouse, Caringbah, with a store double the size, costing $37.7 million.
A dual motor vehicle showroom for the Dominelli Ford and Renault dealerships on Princes Highway, Kirrawee, opposite the brick pit development, costing nearly $6million.
