I recently received my new land valuation for my property.
In 2012 my land value was $457,000 and now in 2016 my land value is $898,000 so in four years my land has increased some $441,000.
I had my property valued for potential sale less than 12 months ago and was advised about $990,000 for the house and land.
Taking this into consideration and with my new land value and say $600,000 for the house, garages and pool does this indicate my property is worth some $1.5 million? I do not think so.
I ask the following:
How is my land valued? I am in a 100-year flood zone that supposedly is now one-in-10 as we flooded in October 2014. My neighbour two doors down had water up to the ceiling on the ground floor, up to the back door with my immediate neighbour and we were just lucky.
Most of our houses are built on sandstone and sand as Bardwell Valley was originally a quarry.
I appreciate that the council has to look at infrastructure costs and by having increased land rates they can reap more from the landowner and yes, my rates will probably double.
As a ratepayer I will lodge my objections as I have until July to do so.
Maybe the council would like to buy my land for $898,000 so I can then pay off my mortgage and I will keep the house and lease the land from council on a 99-year lease.
Personally, I really have never had any issues with Rockdale Council but this time it is different.
