A Bay Street boarding house proposal has been amended to decrease the number of rooms but residents say it isn’t enough.
The initial development application was lodged in December and includes an 11-storey mixed use development comprising of a boarding house with 88 rooms and manager's room, one commercial unit, roof top communal area and a basement car park with 22 spaces.
The existing building, which currently houses Bay Espresso, Eyes in Le Sands and The Hellenic, would be demolished.
That was met with fierce opposition by Brighton-le-Sands residents who complained about a lack of parking, increased traffic and the type of people that would use the boarding house.
The development application was deemed refused earlier this year after Bayside Council exceeded the 40 day determination period.
Parker Logan Property Director Joel Redelman said they decided to take the matter to the Land and Environment Court since council had not made a decision.
However, after mediation, revised plans have been resubmitted.
That would see the removal of the top floor and communal open space area and a reduction of rooms from 88 to 79.
Mr Redelman confirmed the changes.
‘’I think the revised plans address the concerns of the residents and deliver a quality outcome for the area,’’ he said.
‘’I look forward to having this approved and moving forward with the redevelopment of the property.’’
Committee founder Helen Thomas said that they didn’t want a boarding house full stop.
‘’Everyone wants modernisation, which would mean knocking down and building new quality buildings to fit into the landscape of our small village type beachside suburb, but we need apartments with plenty of parking spaces and quality buildings,’’ she said.
‘’We would be happy to have another residental apartment block like the rest of the apartments in our area which would bring more families or investors who would spend money at our restaurants and shops.’’
The proposal is open for public comment until September 5.
