Business owners are waiting for answers over a fire which engulfed a factory complex at Kirrawee on Sunday night.
About 50 firefighters from Fire & Rescue brigades in Sutherland Shire and Hurstville fought the blaze in the two-storey building at 550 Princes Highway, diagonally opposite South Village.
The building is occupied by 11 businesses, ranging from an auto service centre, engineering workshop and building company to motor vehicle accessories supplier, upholstery specialist and fruit wholesaler.
The top floor was extensively damaged by fire while businesses on the bottom level received extensive water damage.
It appears likely the building can be restored, and business owners are hoping the cost will be covered by strata insurance.
Fire & Rescue NSW and police are investigating.
Based on photos and videos on social media, it appears the back part of the top floor caught fire first.
"We don't know where it started, but it's a bit of a shock," said one owner.
"This is a pretty quiet place. Because of the layout of the building, there is not too much interaction between us. Everyone does their own thing."
