A development application for a nine-storey development in the Sutherland shopping strip, opposite the train line, has been refused.
Sutherland Shire Local Planning Panel accepted the recommendation of council planning staff, who assessed the proposal for 844-850 Old Princes Highway, just south of President Avenue.
The panel's reasons for refusal included a failure to meet requirements for floor space, built form and amalgamation with an adjoining property.
Another reason was, "the building design fails to strengthen, enhance or integrate into the existing character of the Sutherland Centre, or contribute positively to its desired future character".

A proposed nine-storey development in the Sutherland shopping strip, opposite the train line, has been recommended for refusal by Sutherland Shire Council planning staff.
The development application (DA) for 844-850 Old Princes Highway, just south of President Avenue, is due to be determined by Sutherland Shire Local Planning Panel on March 5.
The proposed project, costing $12.2 million to construct, would include commercial units at ground level and 36 apartments over eight levels.
Fifty-three car parking spaces, including nine for retail use, would be in the basement.
The council assessment report gave 10 reasons why the DA should be refused, including “failing to strengthen, enhance or integrate into the existing character of the Sutherland Centre or contribute positively to its desired future character”.
Other reasons included failing to meet floor space ratio requirements, having an adverse impact on adjoining land and not meeting the council’s strategy for amalgamations.
The council’s amalgamation map would see the two properties joined with a third property on the corner of President Avenue.
In January, plans were lodged for another large apartment building in the Sutherland centre - a nine-storey development in Boyle Street, which would include the old Sutherland police station building.
