A landmark Kogarah medical suite opposite St George Public Hospital will go under the hammer next month.
The Blue Shield Medical Centre at 2/19 Kensington Street will go to auction on September 17, at Sydney's Doltone House in Hyde Park.
The medical suite is occupied by Southern Neurology on a secure 10-year lease to 2024 with options to extend to 2034.
Established 22 years ago, Southern Neurology is 100 percent owned by ASX-listed health giant Healius (formerly Primary Healthcare) which boasts 2,558 sites nationally.
Burgess Rawson will conduct the auction which is expected to attract strong interest from investors.
Selling agent Rhys Parker, said the property was an outstanding opportunity due to its prime location and strength of the tenant.
"This asset is directly opposite a major hospital campus and in walking distance to Kogarah train station and two public carparks," Mr Parker said.
"When you pair a strong reputable tenant, fixed 3 per cent annual rental increases and the tenant paying the outgoings, this first-class medical property will offer a solid return on investment to the highest bidder come auction day.
"We anticipate this property will draw particular attention from medical professionals who understand the strong lease covenant and unparalleled location, along with investors wanting to add a well-leased asset in a booming Kogarah to their portfolio."
