A luxury high-rise retirement village is proposed for a prominent site next to Cronulla beach.
The property, on the corner of Gerrale Street and Surf Road, sold last year for $38.2 million. It is occupied by two blocks of red brick flats built in 1950s.
Thirty-seven two and three-bedroom "modern and sophisticated residences" for independent living are proposed in the exclusive nine-storey development, called Sage by Moran.
Indicative prices range from about $1.5 million to $4.5 million.
Proposed amenities include a cinema, a wellness centre with a special purpose gym and infra-red sauna, a library with business facilities, a rooftop heated swimming pool, communal rooftop gardens and a social rooftop pavilion with dining and function spaces.
The project was unveiled by Provectus Care, which owns and operates hospitals, aged care and independent living facilities throughout Australia and into the Asia-Pacific.
The company was founded by Dr Shane Moran, who was previously the chief executive of the Moran Health Group, founded by his father Doug.
Sally Taylor, a director of Provectus Care's retirement village arm, said a development application (DA) had been lodged after a year "working with council" on the plans.
Ms Taylor said the project was covered by the NSW Retirement Villages Act, which prevents detailed information about pricing and financial arrangements being disclosed until after a DA is approved.
"We are giving an early indication [on prices] of mid-$1 million to mid-$4 million," she said.
Ms Taylor said the development would include eight levels of residential apartments, a rooftop pavilion and ground level retail, such as cafes, with large pedestrian areas.
"We have been working with the council to really activate that corner," she said. "At the moment it is an eyesore.
"It definitely needs a beautiful centrepiece for Cronulla."
Ms Taylor said the main point of difference between the planned apartments and other high-end units in the area was that "every person who moves in must be over 55".
In addition, the seniors development would provide additional needs as residents aged, she said.
Ms Taylor said there would be an onsite manager five and a half days a week, plus a maintenance manager.
Every apartment would have 24-hour assistance, which would be monitored by a third party out of hours, she said.
