Bayside Council has accepted a tender for the demolition of the Fisherman's Club, popularly known as The Fisho's, at Bestic Street, Kyeemagh.
The three-storey building and two-storey extension on the south-eastern bank of Muddy Creek is described in a council report as being in disrepair and is unfit for occupancy.
The Fisherman's Club is a council-owned building and had been partially occupied by the Muddy Creek Boating and Fishing Association, now known as Bayside Community Recreation Club.
This tenancy is due to cease at the end of November 2020. The main part of the building is vacant.
The 3,470sqm site is zoned RE1 Recreation and is located within the Rockdale Wetlands Corridor and has links to the Cook Park Trail.
As owner of the building, Bayside Council applied for Development Approval to demolish the existing building to slab level which was granted last year.
Last August, the council invited open tenders for the Fisherman's Club demolition.
The tender closed on September 22 and the council received 15 tender submissions.
Based on the tender assessment, it was recommended the council accept the tender from Metropolitan Demolition Pty Ltd for an amount of $284,750.00 exclusive of GST.
This was approved by councillors at this week's council meeting.
The proposal is to redevelop the site subject to the uses permitted within the RE1 Public Recreation Zone.
The redevelopment of the site will be part of an upgraded playground, community garden and dog park.
"The proposed development would enable removal of an existing dilapidated building which is currently vacant serving no community benefit," according to the DA's accompanying Environmental Impact Statement prepared for Bayside Council which owns the land.
"It would allow future possible redevelopment for a use that could contribute to the RE1 Public Recreation Zone," the EIS states.
"A Condition Assessment Report was completed in May, 2018 for Bayside Council confirming the building is in a dilapidated state and is unfit for occupancy therefore demolition is a viable and recommended option.
"The proposed development is essential in ensuring that the site can be redeveloped with a suitable replacement building for community and/or recreational opportunities to serve the greater Bayside community."
The council had three options for the site: refurbishing the clubhouse which would cost $5.5 million; replacing the building after doing a new master plan for the area; demolishing the building costing $1.2 million and upgrade the open space including a reconfigured 80 space car park, upgraded playground, community garden and dog park.
"Bayside Council voted for option two, to demolish the current building to make way for a new development of the site.
"The redevelopment of the site will be guided by a Masterplan which will look at a new site layout and subsequent Plan of Management for the site.
"The redevelopment will be part of an upgraded 3000sqm playground, 500sqm community garden and 2000sqm dog park.
"The redevelopment of this site, in conjunction with improved open space and amenity provision, is proposed to account for the expected population growth in the area."
The Fishermans Club, or the Fisho's, was a registered club operated by the Brighton Le Sands Amateur Fisherman's Association.
In 2012 a controller was appointed to manage the troubled club's finances and the club was subsequently closed.
The building has been left vacant and is now in a dilapidated state.
The Muddy Creek precinct is planned to undergo significant growth including the Cook Cove Development, Muddy Creek Naturalisation Project and Arncliffe and Banksia Priority precincts.
