
Plans for the redevelopment of the old Department of Housing site at Eden Street, Arncliffe as proposed by the NSW State Government are now on exhibition for public submissions.
The State Significant project will replace the existing 142 social housing units with a multi-million dollar highrise development.
The project calls for the demolition of all existing buildings on the site at 26-42 Eden Street and 161 to 179 Princes Highway and construction of four-towers of between 19 to 23-storeys and housing 744 residential apartments.
These will include 564 market housing residential apartments in building A, B, C and D and 180 social housing apartments in building C.
There will be approximately 3,113 square-metres of retail/commercial floor space, a 240sqm child care centre for 90 children and 28 staff, 4,870sqm of publicly accessible open space including a 4,000 sqm park and 870sqm public plaza, and a potential community facility.
The site will have parking for 813 cars, 67 motorcycles and 392 bicycles within three levels of basement parking, and will have a path connecting Eden Street to Princes Highway.
Bayside Council has recommended traffic modelling be undertaken to access the site and the effect on local traffic particularly for vehicles accessing the site from the north.
"Southbound traffic along the Princes Highway will need to access the site via Brodie Sparks Drive and Arncliffe Street, Wolli Creek, or via Forest Road and Firth Street Arncliffe," the council said in its submission to Planning NSW.
"This has the potential for significant impacts on traffic in local areas, and there may be the need for an additional right turn of the Princes Highway to cater for this increased traffic demand.
"The traffic modelling must extend to include these areas of Wolli Creek and Arncliffe Town Centre."
