A new Australia Post parcel delivery centre will be established in the former Toyota spare parts warehouse at Caringbah.
Another section of the huge building will be used as a Woolworths distribution centre for online orders - a move announced earlier this year.
The Aliro Group, which acquired the site in 2020, is looking for a third tenant for the warehouse while the state government considers plans for the redevelopment of other parts of the site on the edge of Woolooware Bay.
A development application (DA) for alterations to the warehouse and 24-7 operation, has received Sutherland Shire Council approval.
The DA said it was understood Toyota, during its 30 years at the location, operated on a 24-hour basis, seven days a week, in order to respond to demand and provide ongoing employment on the site.
Aliro Group chief delivery officer Andrzej Masztak told the Leader the application for 24/7 use was "consistent with the previous use of the site by Toyota".
"We are speaking to a number of tenants for the warehouse and the balance of the site," he said.
"The make-up of the residual component of the main warehouse will be dependent on interest from future users.
"We continue to engage with and target tenants for the estate which are consistent with our vision for the property in line with the existing zoning."
An Australia Post spokeswoman said the new parcel delivery facility would support the nearby letter delivery centres at Kirrawee and Taren Point in managing growing parcel volumes in Sutherland Shire.
It was expected to begin operating in March 2022, she said.
The DA said vehicles for the businesses operating from the warehouse would predominately enter and exit the site from the back gates in Endeavour Road.
Typical truck movements were expected to be:
- Australia Post (northern end of the west facing loading dock area) - four semi trailers in the day, five in the evening and 12 at night.
- Woolworths (southern end) - Twelve large semi-trailers a day, plus a maximum of 32 small delivery vans during the day and 16 at night.
- Tenancy 3 - Assumed maximum of one truck per hour during the day and the same at night.
The Planning Proposal for the entire site was sent by the council to the Department of Planning, Industry and Environment for Gateway determination in May this year.
The plans include a pub, hotel-motel accommodation and 2000 square metre shopping area as additional uses in the existing business park zoning.
A maximum building height of 50 metres (15 storeys) would be allowed in the central part of the site, with a limit of 25 metres adjacent to Solander Fields and 30 metres for the remainder of the site
A 3000 square metre public park was added to the plans when the council voted to send the Planning Proposal to the state government.
