
A proposed new major development near Sutherland Hospital includes 242 apartments in two five-storey buildings, with two basement levels of parking, and a third block for medical facilities.
The project, with an estimated construction cost of $78 million, would cover 16 existing home sites at 6-20 Hinkler Avenue and 319-333 Taren Point Road (northern side of Kingsway).
A development application (DA), lodged with Sutherland Shire Council, said 50 per cent of the total residential floor area would be set aside for affordable rental housing.
The proposed apartment mix is 82 one-bedroom, 141 two-bedrooms and 19 three-bedrooms.
Vehicles would enter and exit the site via two driveways on Taren Point Road.

The site is within the Caringbah Medical Precinct where developers are given building height and floor space bonuses for projects that include medical suites at the bottom and apartments above.
The DA proposes a different formula, with separate apartment and medical facilities buildings.
The DA said the consolidation of the health services facility floor space as one distinct component of the development, rather than distributed across the development, would be more purposeful.
"The proposal is a high quality transit orientated development that will provide both housing choice and medical floor space in a location that enjoys exceptional access to the Caringbah town centre and other amenities within the wider Sutherland Shire area," the DA said.
A pre-DA lodgment meeting with council planning staff in May was followed by amendments to the plans.
The DA will be assessed by the council and determined by Sydney South Planning Panel.
