A NEW housing estate at Greenhills Beach will have 161 sites, including 27 with panoramic ocean views and priced at more than $1.5 million.

Breen Property has lodged a development application (DA) for Shearwater Landing, named after the migratory birds which visit the Kurnell peninsula.
The new estate, on a former sand mining site, will stretch from the boundaries of Cronulla High School to Wanda Reserve, with the main entrance on Captain Cook Drive.
Lots will generally be larger than those in the adjoining Australand estate released last year, and the land will be contoured to recreate the slope of the former sand dune, which has some remnants under Bate Bay Road.
Breen Property executive chairman, Tom Breen, said that, depending on market conditions, prices would start at about $800,000.
The 27 prime sites, with views over the ocean to the mouth of Port Hacking, would be priced at more than $1.5 million.
"I don't know anywhere else in Sydney where you would get 27 new home sites right on the beach with those views," he said.
Mr Breen said the prime sites would be more than 700 square metres in size, and most of the the others would be more than 600 square metres.
Many would have views over Botany Bay to the city.
A DA and master plan for the project, to be built in stages, have been placed on exhibition by Sutherland Shire Council, with public comment invited until August 10.
After assessment by the council, the plan will be submitted to a joint regional planning panel for determination.
Mr Breen said, subject to approval, the company expected to start work this December, with the first sites to go on sale next year.
"We believe this will serve as a significant contribution to the much-needed demand for new home sites and homes of high quality in the shire," he said.
Mr Breen said they were working closely with North Cronulla Precinct Residents Association and Cronulla High School to minimise disruption and the environmental impact.
PARKLAND PAYOFF
Breen Property and Australand have begun work on creating Greenhills Parklands, which they offered as a community contribution during negotiations to have the former sand mining site rezoned for housing.
The 91 hectare parkland will include 10 playing fields and a skate park, with all lighting, parking and amenities provided.
There will also be picnic areas and walking paths, and part of the site will be given over to a recreation of the former Kurnell dune forest.
