Sutherland shopping centre is set for major change with a development application for a high-rise apartment complex opposite the train line.
The $12.2 million project is planned for 844-850 Old Princes Highway, just south of President Avenue.
At present, the proposed development site is occupied by an Italian restaurant, Fortunato's Ristorante Pizzeria, and skateboard shop, Decked Out.
The nine-level mixed use development would include two commercial units at ground level, seven levels containing 36 two and three bedroom apartments, with mechanical equipment on level nine.
There would also be two basement levels of car parking accommodating 57 car spaces and the provision of one large area of communal open space at the rear of the property.
The development application (DA), lodged with Sutherland Shire Council, said the council’s site amalgamation map required the proposed development site to be joined with a third property on the corner of President Avenue.
The DA said “genuine attempts” by the owners to amalgamate with the adjacent property were unsuccessful “as the cost to purchase the site was not considered to be a reasonable commercial rate”.
The DA said the “isolated” site to the north was capable of separate development that would reach the council’s anticipated building envelope controls.
“The fact this site is located on a corner and has excellent northern orientation and a relatively long depth its development potential is not limited or restricted by the lack of amalgamation,” the DA said.
