Plans for a $18 million, five-level building with 40-units at 253-259 Princes Highway, Carlton have been submitted to Georges River Council.
The plans includes 1,155sqm of ground floor commercial space and two levels of basement parking.
The corner site has a 57-m frontage to the Princes Highway and a 33m frontage to Ecole Street.
The site was upzoned under the Kogarah Local Environmental Plan in 2017 from R2 Low Density residential to allow development up to 21-metres.
It is situated in the B 6 Enterprise Corridor Zone and is opposite St Georges Leagues Club and near Jubilee Oval.
The area is expected to undergo significant change with medium to high density commercial and residential development that will fundamentally alter the character of the area, according to the accompanying Statement of Environmental Effects.
A DA for a five-storey mixed-used development has been lodged for an adjoining the site at 261 Princes Highway.
Another DA has been lodged for a storey-mixed use development for 71-73 Jubilee Avenue, to the north-west of the site.
Adjoining the site to the north-west is the Carlton South Public School in Jubilee Avenue. Part of the school site that shares a common boundary with the development site and us used for car parking.
The Georges River Design Review Panel raised a number of points including maintaining the privacy and amenity for the adjacent primary school.
The nearby school building is setback approximately 17 m and has a blank wall facing the site. The applicant said that adequate privacy would be maintained.
The proposed rooftop communal open space will not have a negative impact on visual privacy since it is setback and overlooking will not occur.
"The proposal is considered to be appropriate and consistent with the desired future character of the locality," the SEE concluded.
The application will be determined by the Georges River Local Planning Panel.
