Moves to create a new medical precinct adjacent to the Sutherland Hospital have taken a big step forward with a development application for a centre that will provide specialist cancer services.
The centre, which will be four and five storeys high with basement parking, is proposed for 398-402 Kingsway and 27 Flide Street.
The site is close to the intersection of Taren Point Road.
Unlike other approved developments in the precinct, which are predominantly apartments above medical suites, this building will be devoted entirely to medical services.
The development application (DA) said the building would include a reinforced concrete bunker at basement level to allow for the provision of state of the art cancer treatment and scanning instruments.
"The type of machines that will be used in this space generally require specific operating environments with minimal external radio interference, and/or require shielding due to the strength of x-rays, radiation applications, gases, laser equipment and the like to ensure the day-to-day protection of those who operate them," the DA said.
"It should be noted that these are machines which are associated with medical facilities and precincts throughout the world, they will be operated by licensed practitioners in full compliance with any manufacturer's operating safety requirements, recognised best practice techniques and state and federal codes, laws and legislation which may be applicable."
The site, which at present is occupied by four houses, is part of the Caringbah Medical Precinct, which was established in the 2015 local environmental plan (LEP).
The strategy for the precinct is to develop a cluster of new medical facilities close to Sutherland Hospital and Kareena Private Hospital, and within walking distance of Caringbah Centre.
"The medical cluster will help meet the health needs of shire residents and provide specialist medical services to the region while also providing more opportunities for residents to find local employment," the LEP stated.
"The development of specialist medical businesses in this precinct is intended to stimulate commercial activity in Caringbah Centre.
"Clients and workers will use the shops and services of the centre to revitalise it."
The precinct is zoned for high-rise, with bonus height and floor space allowances for developments containing health service facilities.
