Deputy development director Matthew Crews said some interior elements of the leagues club would also be demolished.
Mr Crews said building contractor Parkview had also started drilling work and would soon begin the building foundations while work continued on detailed design.
"They are targeting for the ground floor slab of the new shopping centre to be poured around March / April this year," he said.
The revamped leagues club and Bay Central shopping centre are expected to be completed in early 2023, about a year later than originally forecast due to the impact of the coronavirus pandemic.
However, the Sharks club expects NRL games will be back at Points Bet Stadium next season.
